Annual maintenance plans explained — what's included + how to enroll

The O'Leary plan covers HVAC, plumbing, AND water-quality. Two scheduled visits a year, priority emergency response, real discounts on parts and labor.

What the plan covers

Most maintenance plans in the industry cover only HVAC. Ours covers all three of your major home systems:

  • Heating + cooling (furnace fall tune-up; AC or heat-pump spring tune-up)
  • Plumbing (annual whole-system inspection including water heater)
  • Water quality (softener, iron filter, RO system inspection)

What's in each visit

Fall HVAC visit (October-November)

  • Combustion analysis on gas equipment.
  • Heat exchanger inspection (carbon monoxide safety).
  • Gas pressure check.
  • Burner inspection and cleaning.
  • Blower motor amp draw and lubrication.
  • Air filter change (standard sizes included).
  • Thermostat calibration.
  • Condensate drain flush.
  • Safety control verification.

Spring HVAC visit (April-May)

  • Refrigerant pressure and superheat/subcool check.
  • Condenser coil clean (the #1 efficiency item).
  • Capacitor + contactor inspection.
  • Indoor coil inspection.
  • Drain line flush.
  • For heat pumps: reversing-valve cycle test, defrost cycle check.

Plumbing inspection (paired with one of the HVAC visits or separately)

  • Whole-house leak check at every accessible fixture.
  • Water heater flush (sediment removal).
  • Anode rod check.
  • T&P relief valve test.
  • Supply valve and shut-off operation.
  • Sump pump test (in-pit operation check).

Water quality inspection

  • Softener resin condition and regeneration cycle verification.
  • Salt level + salt bridge check.
  • Iron filter media + backwash cycle.
  • UV lamp intensity (or scheduled annual replacement).
  • RO pre-filter and membrane condition.
  • Free hardness and iron test for tracking trends.

  • Catches problems early. A weeping water heater fitting caught at the annual visit is a 30-minute fix. The same fitting at 2 AM after a full failure is a flooded basement.

How enrollment works

  1. View current plan tiers and pricing. We have an HVAC- only plan and a Total Home plan that covers all three systems.
  2. Pick the level. Monthly or annual payment.
  3. We schedule your first visit within [verify: 2-3 weeks of enrollment].
  4. Going forward we proactively schedule your fall and spring visits at the right time of year.
