The tie-breaker question: what's your peak demand?
Add up your peak simultaneous hot-water draw in gallons per minute:
- Master shower: 2.0 GPM
- Kitchen sink: 1.5 GPM
- Bathroom sink (each): 1.0 GPM
- Dishwasher: 1.0 GPM
- Washing machine (hot cycle): 1.5 GPM
If your peak is under 4 GPM (small family, polite scheduling) — tankless is likely fine.
If your peak is over 6 GPM (multiple bathrooms, no scheduling) — a well-sized tank wins, especially with cold winter supply water dropping a tankless rated capacity by 30%.
Between 4 and 6 GPM — depends on what's running simultaneously, whether you can spec a high-output unit, and whether you have the gas line + venting + electric to support it.
The lake-country specific issues
- Long-vacancy properties tilt strongly toward tankless. A tank kept hot 365 days a year for 200 days of occupancy wastes real money. A tankless burns nothing when no tap is open.
- Well water with iron and hardness is brutal on tankless heat exchangers. Annual descale is mandatory. We typically pair tankless with iron filter + softener in our region.
- Frozen-pipe winterization on lake homes. Tankless units have small water volumes that drain easily; tanks have to be fully drained for season-long shut-down.
