What's the difference between a tankless and tank water heater?

A simple definition first, then how each one actually performs in a Wisconsin home — well water, big-family demand, and 0°F supply temperatures included.

Definition: two completely different appliances

A tank water heater is a 40-, 50-, 60-, or 80-gallon insulated storage tank with a burner (gas) or heating element (electric) at the bottom. It keeps the stored water hot 24/7 at your thermostat setpoint, typically 120–140°F. When you open a hot tap, hot water flows from the top of the tank; cold water enters the bottom; the burner kicks on to bring it back up to setpoint.

A tankless water heater has no storage. When you open a hot tap, a flow sensor detects water moving and the burner (gas) or coil (electric) fires instantly, heating the water as it passes through. No reservoir. Hot water until either the next bill or the next maintenance.

When each one wins in southeast Wisconsin

Tank typically wins when:

  • Big family, simultaneous demand. Three teenagers showering before school + dishwasher running + laundry on the hot cycle = a tankless will hit its flow-rate limit and water will come out lukewarm. A properly sized tank doesn't care — the storage handles peak.
  • Cold-climate supply water. Wisconsin groundwater hits the house at 38–45°F in winter. A tankless has to raise that to 120°F — an 80-degree rise. That cuts effective flow rate by ~30% vs the manufacturer's nameplate (which is rated at 65–70°F rise). Tanks don't have this problem.
  • Lower upfront cost. A 50-gallon high-efficiency tank installed runs [verify: $2,500–$4,500]; a comparable tankless runs [verify: $4,500–$8,000] because of venting and gas-line upsizing.
  • Existing tank infrastructure. If your current setup is a tank and the gas line, venting, and electrical are sized for it, a same- footprint replacement is the cleanest job.

Tankless typically wins when:

  • Smaller household, moderate demand. 1–3 people, not running 3 fixtures simultaneously. A properly sized tankless will deliver endless hot water.
  • Space at a premium. A tankless mounts on a wall, frees up 6–9 sq ft of basement footprint. Lake cabins with tight utility rooms love this.
  • Long-vacancy properties. Lake homes that sit empty for stretches waste energy keeping a tank hot. Tankless burns nothing when no tap is open.
  • Long-term ownership. A properly maintained tankless lasts 20+ years vs a tank's 10–12. The economics improve the longer you own.
  • You want a recirculation loop with on-demand hot water at the far bathroom. Some tankless models offer integrated recirculation.

Failure modes

  • Tank: sediment + scale. Hard, iron-rich Wisconsin water builds up at the bottom of the tank, the burner overheats, the tank cracks or rusts. Annual flush + a softener and iron filter upstream doubles tank life. See the iron article.
  • Tankless: scale on the heat exchanger. Same minerals, different attack surface. The heat exchanger gets coated with calcium, the unit throws an error code, capacity drops. Annual descaling is mandatory in hard-water Walworth County, not optional. Most failed tankless units we replace failed because nobody descaled them.
  • Tankless: undersized gas line. A 199,000 BTU tankless needs a 3/4" or larger gas line, often a meter upgrade. Common installation defect: gas line stays the original 1/2", tankless can never reach full firing rate, hot water never gets hot enough.
  • Tankless: cold-water sandwich. Turn on hot water for 5 seconds, off for 10, on again — the second "on" gets a brief slug of cold water as the unit re-fires. Mostly a feature of cheaper units; high-end models mitigate with internal buffer tanks.

Proof: a real Lake Geneva job

A Lake Geneva client with a 4-person family and well water came in wanting a tankless because his neighbor had one. We ran the load: peak demand was 6.5 GPM of hot water (master shower + dishwasher + kitchen tap), supply water at 41°F in February, so the required rise was 79°F to a 120°F setpoint. The largest residential gas tankless on the market would deliver about 5 GPM at that rise. Recommendation: a high-efficiency 75-gallon tank with a long-life anode rod, paired with a softener and iron filter upstream. Total install ran [verify: typical 5-figure range; well refresh actual numbers once verified]. The client agreed; the household has had instant peak hot water ever since.
